با توجه به الگوی رشد شهری و شهرنشینی که در بسیاری از موارد به رشد پراکنده شهرها منجر گردیده است، توسعه میان افزا به عنوان رویکردی که به بهره گیری از فضا و پتانسیل درونی برای رشد کالبدی و ساخت و سازها می پردازد؛ توانسته در کنار استفاده حداکثری از اراضی درون شهری در قالب ترکیب و تنوع کاربری ها و توسعه عمودی شهر، به رونق مراکز شهری و سرزندگی آنها کمک نماید. بر همین اساس، این تحقیق با هدف فضاهای مطلوب زیستی در مرکز شهر رامسر با رویکرد توسعه میان افزا به انجام رسیده است. این پژوهش در زمره تحقیقات کاربردی و با ماهیت تحلیلی و اکتشافی قرار دارد و نگارنده به تبیین ظرفیت های توسعه میان افزا و پتانسیل های مرکز شهر رامسر پرداخته و با تحلیل کمی و کیفی کاربری اراضی سعی در ارائه الگوی بهینه توسعه فضایی و ایجاد فضایی مطلوب با استفاده از Arc GIS دارد. به طور کلی به منظور خلق فضاهای مطلوب زیستی در مرکز شهری رامسر با رویکرد توسعه میان افزا از نرم‌افزار سیستم اطلاعات جغرافیایی (Arc GIS) و تحلیل توابع همپوشانی (Overlay) از نوع همپوشانی وزن‌دار (Weighted Overlay) بهره‌گیری شده است ضمن اینکه در راستای تحلیل داده های پرسشنامه ای (با آلفای کرونباخ برابر ۰.۸۴۷ و ۳۸۰ نمونه) از نرم افزار SPSS (همبستگی پیرسون و میانگین و انحراف معیار) و در راستای ترسیم نقشه های مورد مطالعه نیز از نرم افزار Arc GIS استفاده گشته است. بر اساس یافته های حاصل از ضریب همبستگی پیرسون در محدوده مورد مطالعه، بین شاخص امنیت و آرامش خاطر(۰.۹۰۲) و تعاملات اجتماعی (۰.۹۱۱)با فضاهای مطلوب زیستی در مراکز شهری در شهر رامسر همبستگی خیلی زیاد و بین شاخص های خوانایی و جذابیت بصری(۰.۸۶۴)، کاربرد فضا(۰.۸۴۳)، نفوذپذیری(۰.۷۱۴) و تنوع و ترکیب کاربری ها(۰.۷۵۲) با فضاهای مطلوب زیستی در مراکز شهری در شهر رامسر همبستگی زیاد وجود دارد و با برنامه ریزی در این خصوص می توان به مطلوبیت فضای مذکور دست یافت. Considering the pattern of urban growth and urbanization that has led to the scattered growth of cities in many cases, the intermediate development as an approach that takes advantage of space and internal potential for physical growth and constructions; It has been able to contribute to the prosperity of urban centers and their vitality, along with the maximum use of inner-city lands in the form of combination and diversity of uses and vertical development of the city. Based on this, this research has been carried out with the aim of favorable living spaces in the center of Ramsar city with the approach of intermediate development. This research is in the category of applied research with an analytical and exploratory nature, and the author has explained the capacities of intermediate development and the potentials of the center of Ramsar city, and with quantitative and qualitative analysis of land use, he has tried to provide an optimal model of spatial development and create a favorable space with It uses Arc GIS. In general, in order to create desirable living spaces in the city center of Ramsar with the approach of interactive development, Arc GIS software and analysis of overlay functions (weighted overlay) have been used, while in line with the analysis Questionnaire data (with Cronbach's alpha equal to ۰.۸۴۷ and ۳۸۰ samples) from SPSS software (Pearson's correlation and mean and standard deviation) and in order to draw the studied maps, Arc GIS software was used. Based on the findings of the Pearson correlation coefficient in the studied area, there is a very high correlation between the index of security and peace of mind (۰.۹۰۲) and social interactions (۰.۹۱۱) with desirable living spaces in urban centers in Ramsar city and between the indicators of legibility and visual appeal. (۰.۸۶۴), use of space (۰.۸۴۳), permeability (۰.۷۱۴) and variety and combination of uses (۰.۷۵۲) have a high correlation with desirable living spaces in urban centers in Ramsar city, and with planning in this regard, the desirability of said space can be improved acquired. |
